What a lift-and-reset estimate should itemize
A lift-and-reset price includes labor to handle existing tiles as well as work beneath them. Compare that defined scope separately from installing an entirely new tile covering.
Follow the sequence in the proposal
Look for the area included, tile lifting and storage, removal of specified existing materials, deck assessment, new underlayment, included flashing work, tile reinstallation, replacement stock and cleanup. Ask which permit and inspection responsibilities are included. “Underlayment replacement” alone does not define these tasks.
Separate known amounts from unknown work
A proposal may include a limited decking allowance or replacement-tile quantity. Ask for the amount and the method for pricing additional work. Require documentation and approval before the scope changes. An undefined allowance can make a low base price misleading.
Use a worked comparison, not a market promise
For arithmetic illustration, a $20,000 base scope plus $2,000 of known exclusions totals $22,000 before unknown work. A competing $23,000 scope that includes those same items is $1,000 higher on that basis. These figures are hypothetical and do not represent EaseRoofing rates. Consider disruption as part of the decision
Ask how tiles and materials will be staged, how the building will be protected during work, and what happens if weather interrupts the schedule. Businesses should discuss access and operating hours. A complete scope includes responsibilities and a communication plan, not only material quantities.
Your takeaway: Compare the same work with the same assumptions. Do not apply a whole-roof replacement rate to a tile-reuse project.
