PRACTICAL ROOFING GUIDE
Lift-and-reset or full replacement: compare the whole decision
Keeping suitable tiles and buying new tiles are different approaches. Compare complete proposals and the remaining uncertainties instead of assuming that reuse always saves money.
List what is retained
In a reuse proposal, identify the tiles and any other components intended to remain. In a replacement proposal, identify the new covering and system specifications. Both proposals should make deck work, underlayment, transitions, permits and cleanup understandable.
Compare equivalent coverage of the building
A price for one roof slope is not comparable with a whole-roof price. Check main roof areas, porches and detached buildings. Ask whether the proposal addresses the actual recurring problem or only a visible symptom. Any difference in scope should be explained alongside the price.
Consider the risks left open
Uncertain tile availability, condition and concealed deck work can affect a reuse plan. New material has its own selection, approval and installation considerations. Compare written warranty responsibilities and exclusions. Neither option should be presented as guaranteed to eliminate every future roof problem.
Choose with a written explanation
If both options are viable, ask the roofer to describe their tradeoffs in plain language. Use the comparison worksheet to organize known prices and unresolved items. Take time to review if there is no urgent condition. If immediate protection is needed, ask whether it can be scoped separately from the long-term decision.
Your takeaway: The better choice is the scope that fits the condition and your priorities, with costs and uncertainties you understand.
